Facility managers

Take over a building you already know.

At closeout, the record drawings, warranties and O&M manuals are already in one place. From there you manage equipment, service contracts, inspections and work orders right beside the documents.

  • Nothing missing at closeout

The checklist shows what contractors have submitted, what is approved and what is still outstanding.

  • Nothing lapses unnoticed

A notification arrives before contracts and inspections come due, and the overview shows warranties about to expire.

  • Project members can report problems

Whoever spots a problem submits a work order and tracks it. Operations sees everything in one place.

Working in Fidrel

  1. Closeout checklist

Create it from the template and track what the contractors have turned over.

  2. Asset inventory

Add equipment with maintenance intervals and warranties.

  3. Warranties and service contracts

Add service contracts and warranties with end dates and notice periods.

  4. Recurring inspections

Set up the recurring inspections with a frequency and an owner.

Closeout

Closeout as a checklist, not a binder.

Everything contractors must turn over is an item to check off: record drawings, O&M manuals, certificates and inspection reports. Each item links to the document in the project, so what was submitted can also be found.

  • A ready template you can adapt
  • Linked to the project’s documents
  • Clear what is still outstanding

Assets

Every piece of equipment in one register.

Register the building’s equipment and systems with tag, location, service interval and warranty. Warranties and service contracts sit alongside, with end dates and notice periods, and each asset’s IFC GUID from the model can be entered.

Inspections

Inspections on time. Problems that get fixed.

Recurring inspections have an owner, a frequency and a history, and the owner gets a notification before they come due. Work orders run from request to completion, with priority, assignee and contractor, and the person who reported it can see what happens.

  • A notification before the due date
  • An owner for every inspection
  • From request to completion
